Long before the sea change phenomenon became popular, Queensland’s Gold Coast had established itself as the lifestyle capital of Australia.
Its beautiful avenues, man-made islands and golden sandy beaches were the envy of all. Amidst the sprawling coastal capital, suburbs such as Surfers Paradise, Broadbeach and Mermaid Beach set the pace as desirable addresses and perhaps none more so than Hedges Avenue.
Running parallel to the coast’s beautiful beaches, Hedges Avenue is the home to some spectacular residences however it is rare to find a completely new home on Hedges Avenue. Most are established homes but at 62 Hedges Avenue, a stunning new abode has been created to enjoy the best of the coast’s skylines,
land and seascapes.
Situated on the corner of Hedges Avenue and Seaside Avenue at Mermaid Beach, just a stone’s throw from the world famous beach, this four level architecturally designed home is a classic example of how to capture the best of coastal living.
Completely protected from the streetscape with a solid concrete block wall and security garage entrance off Seaside Avenue and the main entry from Hedges Avenue, the home is an oasis of style and contemporary design. Striking, metre wide sandstone pavers, elevated above a rock pool, lead to the main entry – an imposing stained solid timber door with horizontal glass panels.
The courtyard features a raised sandstone water feature and the facade of the home adjacent to the entry is finished with a collection of basalt and granite stone blocks.
Constructed of concrete filled and reinforced blocks, the exterior of the home has been tastefully plastered in an off-white render which contrasts nicely with the black clay roofing tiles and featured roof angles. The energy efficient home has a 5,000 litre rainwater tank which has been plumbed to all outside taps and the sewerage system.
Around the narrow courtyard, low level greenery blends well with stone bordered garden beds and sandstone pavers. A particular feature of the home is the two courtyard gardens on either side of the entry.
Internally, the home is a complete surprise. All bedrooms except a guest room are located on the ground floor with the living areas occupying the second and upper levels. All three bedrooms are accessed from the foyer as well as the laundry, main bathroom and four car garage.
The east-facing master bedroom offers total privacy and is in complete harmony with the leafy courtyard and nearby lap pool. Powder coated full height glass sliding doors open to the courtyard and pool apron while a walk-in wardrobe is concealed behind a false wall with a niche alcove, complete with quartz downlights to illuminate featured artworks.
The ensuite features polished porcelain cream tiles, spectacular metallic wall tiles, seamless glass shower partition and a rain shower. Privacy is achieved with tasteful timber blinds while the vanity benchtop is Quantum Quartz. The large vanity mirror is bordered by miniature metallic tiles and is wall mounted in front of twin vanity basins.
On the opposite side of the foyer, there are two large double bedrooms complete with built-in wardrobes with mirror doors. The eastern bedroom features sliding glass doors which open to another courtyard while the western bedroom is connected to the master bathroom allowing the main bathroom to be used as an ensuite.
The master bathroom is beautifully appointed with full wall height porcelain tiles, timber blinds, large bath, quality toilet and separate shower featuring a rain shower head. The home’s interior designers have continued the metallic feature tile theme in the master bathroom as well as the guest room ensuite.
From the spacious laundry with
ample benchtops, built-ins and
stainless steel tub, a stairwell leads to the enormous garage. The garage, with its unusually high ceilings and remote controlled roller doors easily accommodates four large cars while outside, there is space for three
additional vehicles in the fully sealed courtyard. There is a hot and cold shower in the courtyard to hose off
after a swim – the beach being just 50 metres from the home.
A stained timber stairway with polished timber balustrade and glass panels, leads from the foyer to a stunning open plan living area. The view is simply breath-taking and only surpassed by the upper level games room with its open balcony, sliding glass doors, rooftop spa and 360 degree views. From here, on the upper level, this spectacular home offers the best of the coast with views south to Coolangatta, west to the Scenic Rim, north to spectacular Surfers Paradise and east as far as the horizon over the aqua blue Pacific Ocean.
There is no other word than simply stunning. Whales can even be seen playing offshore during the migratory season.
Returning to the main living area, one appreciates the overall design of this thoroughly modern, low-maintenance home. The open plan living area features a casual lounge with wall mounted large screen plasma, an impressive kitchen situated against the western wall with its deep ochre glass splashbacks, stainless steel Miele appliances including dishwasher, microwave, self cleaning oven and induction cooktop, extractor and double bowl sink. There is bench space galore and the kitchen is further enhanced with a large island benchtop which serves as a breakfast bar.
The north-easterly aspect captures breezes from all directions although there are overhead fans and the living area is completely air conditioned when the full height sliding glass doors are closed.
The exterior deck is an entertainer’s delight with its rough finished porcelain tiles, massive preparation bench and stainless steel built-in five burner barbeque complete with wok burner and rotisserie.
Overhead, there is a Bose sound system and a tongue and groove stained timber ceiling. This level also accommodates the largest office I have seen in a residence. The office features purpose built non scratch desktops, built-in filing cabinets as well as a large built-in storage area. A corridor leads to the guest bedroom and ensuite with views over the Avenue and courtyard below. The built-ins have been purpose built to also offer storage for suitcases.
Across the corridor is the cinema - a completely sound-proofed mini theatre with five layers of sound proofing in the walls and ceilings and additional underlay under the carpet.
The cinema features surround sound and two tier seating with seven large theatre style recliners – four on a plinth and three on the lower level. The owners have created a world of complete entertainment with this home cinema.
Every room in the home has alcoves and all walls feature bull-nosed plasterboard edges while overhead, the many feature ceiling trays carry recessed lighting. This beautiful home is completely air conditioned with individual climate zones, overhead vents and ceiling fans.
There are data points, copious GPOs and television input points on all walls including the office and games room. All windows and doors are powder coated and anodised hand rails and glass panelling feature noticeably in the design, as does the clever use of louvres to regulate the flow of prevailing breezes. A perfect example of the blending of timber and glass is the stairwell which leads from the living area to the pool.
In addition, this avenue home features a full security system with alarms and back to base optional connection. Situated on a 433 square metre block at the southern end of Hedges Avenue and occupying a 30 metre corner frontage, this home was completed in March this year and presents in perfect condition. It is the epitome of coast living with all aspects of the best avenue address on the Gold Coast.
The home is to be offered for sale by Auction by Ray White Benowa on 18 January 2009. For inspections, phone Tracey De Vries on 0415 186 101 or Simon Short on 0412 867 825.
